How we work.
Six steps from the first visit to handover. Your Spec, your price and every change are agreed in writing before the work is done.
We visit and listen.
We walk round the house with you, hear what you want and note what needs checking.
We write your Spec.
Room by room, in plain English, with the technical detail alongside for the trades. A named Wayland lead writes and signs it.
We investigate before we price.
What a walk-round can’t show, we check first: asbestos in houses built or refurbished before 2000, drainage for extensions, hidden structure where it matters. Anything we can’t check is named in your Spec, with its agreed rate.
We agree one price.
One price for everything in your Spec, including VAT. Where you haven’t chosen something yet, your Spec shows the allowance and the date we need your choice.
One named lead runs the job.
They run the site, coordinate every trade and send you a written update every week.
We finish properly.
We agree the snag list against your Spec and fix the snags before the final bill. You get a handover pack with certificates, warranties and your final Spec.
Changes, priced before they’re made.
Every change gets a numbered note with its effect on price, time and payments. Nothing changes until you approve it in writing. If a change affects a stage payment, we discuss it with you first.

Every week, in writing.
